As the General Manager of a mixed use property, you are responsible for the overall profitability, financial direction, coordination, and evaluation of the property under the Asset Manager’s supervision. Key functions include, operating aspects of the center including property facility operations, special events, marketing, short term and specialty leasing, either personally or through assigned staff. Further, the General Manager is responsible for assisting with achieving revenue and expense targets. The following principles are top priorities for the company; 1.Life Safety 2.Collections 3.Leasing 4.Value Add Business Strategy •Lead weekly management meetings that align with and drive the company strategy •Train and develops team on goals and to drive performance •Conduct regular property walks to ensure safe and clean environment. “Management is not what you expect it’s what you inspect”. •Analyzes specific problems, advises on solutions, and monitors outcomes •Assists in the preparation of the annual operating budget, reviews monthly operating reports •Review and approves all expenditures per stipulated amount •Works with Maintenance Specialist and Operations Manager to provide oversight to all maintenance functions, including the development and monitoring of preventative maintenance programs •Collaborate with Operations Manager to projects and evaluate contracts. •Oversees the coordination of commercial programs with outside agencies •Evaluates associates’ performance, including the completion of annual performance reviews •Assesses training needs of property associates and works with HQ to ensure delivery of programs •Evaluate on-going leasing and operations to ensure results driven focus •Monitor all units to ensure any and/or all vacancies are filled as quickly as possible •Meet with associates or residents to address conflicts and mediate disputes •Participate in annual unit inspections. Reviews reports and reconciliations •Participate in management meetings with executive team members and owners on Mondays •Participate in pertinent meetings involving building/property concerns •Participate and attend in monthly BID meetings
Customer Engagement •Exemplifies the expectations of leader on duty •Creates and upholds a positive work environment for all employees •Responsible for employee dispute resolution and escalated tenant situations •Tenant interaction, meet with tenants as needed in person, over the phone, and via email •Address customer complaints •Answer phones and assist customers •Ensure all tenants follow policies, procedures, and guidelines •Tenant Communication: Hold regular Tenant Meetings, distribute Tenant Newsletters on a regular basis •Lead community involvement and events with marketing team •Build tenant loyalty through in-store experience and communication •Maintain the aesthetics of the property; complete regular internal and external property inspections, follow up on deficiencies noted with appropriate departments Operations •Discuss and maintain weekly progress report with owner/asset manager •Oversee and ensures efficiency of all daily operational procedures •Evaluate sales and payroll goals on a daily basis using key business reports and payroll tools and adjusts according to business needs. •Conduct weekly inspections and walk-throughs with Operations Manager •Assist with contract management of housekeeping, landscaping, and security •Assist with inspections and repairs of tenant issues, this could include but not limited to, roof, HVAC, plumbing, etc. •Accountable for front desk and all administrative tasks: incoming and outgoing mail; answer phones; manage vendor logs; manage vendor insurance certificates; collect tenant sales; update tenant contact information; collect tenant rent checks, document receipt, send to lockbox; lease file management •Collect revenues from parking meters and ensure correct deposits and dates •Accountable for counting, sort, and deposit revenues to appropriate accounts on a regular basis •Maintain documentation of collections and deposits, report as needed •Emergency Preparedness: Hurricane, Fire, Flood, Bomb Threat, etc. •Lead and act as point of contact and spokesperson for the property during an emergency •Establish relationships with local Police, Fire, public utilities, and emergency responder agencies •Utility Management, verifying utility invoices and leakage •Reconcile utility bills as needed, approve expenses •Prepare and submit monthly HVAC and Water billings to all tenants •Submit and review all tenant postings with Retransform Financial •Review/approve lease abstracts •Verify rent rolls •Contact tenants and collect outstanding amounts •Review statements and collection accounts •Prepare Open AR Report , scheduled weekly •Review, approve and submit accounts receivable on a daily basis •Monitor/control CAM expenses •Review financial reports •Review all contractual job bids •Review operations statements •Supervise team members and /or contractual employees •Interact with all levels of headquarters and field management •Works closely with peers in and outside immediate region/district as required Physical Requirements •Ability to work a flexible schedule to meet the needs of the business, including nights and weekends •Ability to lift and carry 50lbs. •Ability to maneuver around mall, back room and office areas •Regular attendance is an essential function of the job. Leasing •Specialty/Short Term Leasing, generate leads and leases •Prospect and generate leads for short term tenants •Process all license agreements •Coordinate move-in/move-out of all tenants •Show inline and common area spaces to prospective tenants •Long Term Leasing, coordinate move-in/move-out of all tenants •Oversee Tenant Construction, as per HQ •Oversee lease renewals for all tenants; complete all agreements •Ensure all vacant inline spaces are presentation ready and accessible Marketing •Planning and implementation of promotional events with Marketing team •Public Relations; participation in community groups and events •Manage creative approvals, ordering, and installation of all banners and signage and promotional materials •Accountable for all events, promotions, and programs. Includes planning; set up/tear down; supply order/rental; Operations, Housekeeping, and Security coordination and assignment of duties; managing participants •Oversee seasonal set ups such as Holiday; “Santa and Easter Bunny” Position requires a Bachelor’s degree (B.A./B.S) in Business Administration or a related discipline from an accredited college or university or an equivalent combination of education and experience in managing mixed-use properties.
Minimum Qualifications * A minimum of five (5) years of progressively responsible experience managing retail properties, either individually or as part of a mixed-use property, mall, strip center, lifestyle center, etc. * Demonstrated management experience, preferably at a mixed-use retail/office/residential center. * Demonstrated proficiency in the MS Office suite of products, particularly Word and Excel. * Strong sense of customer service. * Valid driving license and active automobile insurance coverage. * Effective interpersonal skills and an ability to lead vendors and tenants. * Effective verbal and written communication skills. * Effective organization skills as demonstrated by the ability to consistently deliver on commitments to tenants and Management. * Meticulous attention to detail and accuracy and a flexible outlook toward task management.
