DEPARTMENT: Property Management ROLE: Retail Property Manager AREA: Atlanta, GA
The Retail Property Manager is the leader of a team that oversees and manages all aspects of a retail and commercial building portfolio, including operations and financial reporting. Assumes fiduciary responsibility and ensures portfolio is operating in line with the owner’s goals and objectives. Nurtures strong relationships with clients, tenants, and vendors.
SPECIFIC FUNCTIONS AND RESPONSIBILITIES: ›Establish and maintain strong and positive relationships with all clients, property tenants, vendors, and contractors. ›Overall responsibility to ensure compliance with tenant leases, service contracts, regulatory items, and management contract. ›Responsible for annual budget preparation and tenant reconciliations for review and approval by senior management and ownership. ›Monitor gross sales reports for retail properties. Ensure timely reporting from tenants and billing of percentage rent as required. ›Provide leadership to the portfolio team including engineers, accountants, tenant services coordinator, assistant property manager and property assistant. ›Prepare monthly and quarterly ownership reports. Evaluate the portfolio’s financial performance relative to owner’s goals and objectives. ›Approve purchase orders, invoices and rent up schedules. ›NNN Leases and CAM reconciliation. ›Oversee collection of rent and payment of expenses. ›Perform regular inspections of the properties and recommend improvements. ›Work with vendors and/or project management team to oversee tenant improvement construction and capital expenditure projects. ›Partner with marketing and leasing teams to assist in leasing efforts. ›Perform other duties as assigned
REQUIRED SKILLS, EDUCATION AND EXPERIENCE
›5+ years real estate/property management work experience including 3 years of retail property management experience ›Strong understanding of retail lease agreements and retail leasing terms ›Excellent communication skills and commitment to customer service ›Experience and understanding of construction management related to tenant improvement and capital expenditure projects ›Experience in leading and managing property teams and staff ›Attention to detail and retailers needs ›Must have strong understanding of financial reports including variance reporting, general ledgers and CAM estimate/reconciliation calculations ›BA/BS Degree preferred or equivalent work experience is required ›Industry specific certifications, such as CPM and/or RPA, preferred ›Strong experience with Microsoft Office Suite and real estate software such as Yardi, MRI, etc.
