The property manager will be responsible for managing a diverse portfolio of office, industrial and retail properties for a variety of clients, and should therefore be adept at managing, not only commercial properties, but also multiple relationships, needs, and personalities of clients, tenants and co-workers. Applicant must be energetic, accomplishment oriented, okay with a hands-on, roll up your sleeves approach and ready to immediately engage in a fast-paced environment.
Interaction will include all levels of management, tenants, co-workers, staff, supervisors, vendors and clients from a wide array of disciplines and; therefore, polished communication (verbal & written) and organizational skills are indispensable. General responsibilities include marketing, building operations, lease administration, vendor service contract management, client reporting, tenant relations, budgeting and financial management, project management, and knowledge of building systems.
ESSENTIAL DUTIES & RESPONSIBILITIES * Regular property inspection, regular driving and some air travel required * Recommend and/or approve alterations, maintenance and reconditioning as necessary. Bid, contract for and supervise vendor services as required. * Identify, prevent, address, and eliminate environmental, health, safety issues. * Work with the internal and external leasing teams to minimize vacancies, prepare vacant units for show and help coordinate deliverables that will enhance the client’s ability to review and approve transactions. * Responsive to tenant needs, collect rent and pays expenses in compliance with lease terms. Prepare all required notices and coordinate legal services when necessary. * Coordinates tenant move-ins and move-outs, and walk-through spaces with tenants. * Review and approve all property level financials. * Prepare and deliver timely, accurate and comprehensive reports. * Develop, control and manage annual budgets, identifying and explaining variances monthly. * Ensure that services are provided in compliance with contractual obligations and standards. * Work with the accounting team to review and reconcile rents and recovery charges. * Establish and maintain industry contacts and relationships in the marketplace through involvement in relevant organizations, associations and networking opportunities. * Performs other duties as assigned
SUPERVISORY RESPONSIBILITIES * Plan and monitor staffing levels, labor, contractors and subordinates * Mentor and coach team members to further develop competencies * Lead by example and model behaviors that are consistent with the company's values.
QUALIFICATIONS * Ability to read, analyze and interpret property documents, financial reports and legal documents. * Ability to define problems, collect data, establish facts and draw valid conclusions. * Proficient with Microsoft Office (Word, Excel, Outlook), Yardi * Must be service-oriented, able to accomplish directives with minimal supervision and follow-up. * Planning and organizational skills as well as excellent attention to detail required. * Working knowledge of cash and accrual accounting principles for property management * Team players with excellent analytical ability and a proactive approach. * Experience in building operations, capital projects, leasing and financial reporting * Excellent written and verbal communication skills. * Ability to effectively present information. * Ability to respond effectively to sensitive issues. * Ability to calculate figures such as percentages, discounts, commissions and other financial analysis.
EDUCATION & EXPERIENCE * Bachelor's degree (BA/BS) from four-year college or university and a minimum of five years of related. experience and/or training. * Real estate license required. CPM or RPA professional designation or candidacy preferred. * Significant Yardi experience required. * Must be able to pass a background screening.
