The acquisitions/dispositions team is responsible for developing market and portfolio strategy and executing the overall capital recycling goals for the company. The VP, Acquisitions / Dispositions reports to the EVP, Chief Investment Officer and is specifically accountable for developing relationships with property owners, sourcing acquisitions, executing dispositions, and closing acquisitions and dispositions within his/her region while developing junior acquisition/disposition professionals. The VP works in close partnership the transaction team based in New York and as well as the regional team including leasing, redevelopment, construction and operations professionals.
Duties & Responsibilities: •Executes capital recycling plan for his/her region through disciplined approach and execution •Responsibility for sourcing, underwriting, performing due diligence and closing deals •Maintaining effective relationships with owners, brokers and operators in markets •Active member of the BRX regional team – attending lease committee meetings, building strong relationships with President and others in operations functions •Identification of new market •Special projects
Education and Experience: •Bachelor’s degree in business, finance, real estate or related experience •Eight+ years of retail transactions experience with the majority in the Southeastern US
Position Requirements: •Demonstrated knowledge of markets and relationships in the markets •Market leasing understanding of real estate finance and valuation •In depth understanding of retail real estate assets and cash flows •Well-honed negotiation skills •Effective communications skills – speaks well with all internal and external constituents including investors •Effective presentation skills – including visual and written presentations to senior management •The VP is plugged into his/her region – living and working in his/her market •A strong team player with excellent organizational skills •Ability to organize and manage multiple projects, strong attention to detail, and time management skills plus personal initiative •Extensive travel to visit, underwrite and source assets throughout the region.
