The Intermediate Designer position is responsible for assisting the Director, Senior Project Designer, and Project Manager in designing hospitality and commercial retail projects from concept, through schematic, design development phases and construction documentation coordination. The Intermediate Designer assists in the development of the project design, production of presentation drawings, sketches and assists in solving design complexities as well as coordination with other consultants. This designer must demonstrate creativity, collaborative team skills and good design judgment.

This position requires a M.A. or B.A. in Architecture, Interior Design or equivalent. 4+ years’ experience with hospitality and hotel design experience highly preferred; retail/restaurants/banks experience an advantage.
It is essential for the Intermediate Designer to demonstrate creativity and knowledge of all Interior Architectural project phases.
The Intermediate Designer must be a good team player with the ability to work independently as well as collaborating with our other design studios and project consultants in an integrated service environment.
Coordinate the work of a multi-disciplined team throughout the design development and contract document phases of a project and establish client and internal meetings.
Must have experience with: conceptual design, space planning, furniture and finish/material selection and specification, lighting layout, design development and construction documentation, budget estimating and value engineering.
Other duties will include: conducting design development and contract document work sessions at the project site in conjunction with Project Manager and other disciplines; coordinating workload through design development and construction document phases to complete documents on schedule; reviewing design documents for areas of conflict with all disciplines; writing/editing architectural and FFE specifications. Coordinating and assisting with any addendum, RFIs, CPRs and change orders, incorporating agreed upon changes into the project documents, and providing, on an as needed basis, construction contract administration.
Must have the ability to use computer systems as an effective design tool, and have proficiency in the use of software programs including CAD and/or Revit, Microsoft Office, Photoshop, 3D modeling as well as hand sketching.

Good communication and interpersonal skills as well as presentation skills are required. High proficiency in oral and written English. Interstate travel may be required.
