The Senior Tenant Coordinator or Manager is directly responsible for ensuring each Tenant opens as quickly as possible while simultaneously driving to the best design possible with a customer-friendly service experience approach.
RESPONSIBILITIES include all services needed to accomplish this core responsibility, including but not limited to: •Act as the customer service/account lead from Lease Execution to Tenant opening, providing the Tenant guidance and help through the transaction •Respond to all Tenant inquiries within 24 hours •Respond to all internal inquiries within 24 hours •Provide internal and external solutions for all TC related problems •Speaking directly to Leasing partners and Tenants, determining project schedule and the easiest and quickest path for the Tenant to follow given the business needs •Educating the Tenant on the Design Criteria, project schedule, and helping to facilitate the partnership between Landlord and Tenant •Reviewing Space Cuts, LODs, •Drafting Exhibit C documents for As-Is deals •Reviewing Preliminary Plans, Final Plans, and Signage Drawings for scope, consistency with the lease Exhibit C, and the Landlord Design Criteria within 7 calendar days or less •Presenting Design Review findings to the Design Review Committee •Providing a schedule for each project for both internal and external communication and coordination •Scrubbing construction drawings for quality control and cost, ensuring the required scope is covered in the construction drawings •Facilitating the permitting of the construction drawings •Producing phasing plans and “storybook” schedules for use with merchants and for internal coordination •Value Engineering •Schedule acceleration •Handling all requirements for a Pre-Construction meeting, and running that meeting •Overseeing construction project management, including onsite inspections, OAC meetings, facilitating RFI conversations, understanding progress in the field, and keeping all internal and external parties informed •Weekly project reporting on schedule and status •Close Out and Punchlist Walks •This role will integrate heavily with Leasing, Tenants, Property Management, and Development
REQUIREMENTS: •In-depth understanding of general construction means and methods •Retail and restaurant construction is strongly preferred, with a strong preference for a background with both regional mall experience and power center experience •An understanding of high-end luxury finishes and construction means and methods is strongly preferred •Knowledge of site work construction is preferred •Experience in multi-story, mixed-use retail/restaurant is strongly preferred •Construction project management experience is preferred •A proven track record of projects opened on time and on budget •A keen eye for design •A customer friendly service attitude and business approach is an absolute must •The ability to solve complex construction problems in real time •The ability to cater to many different customers and constituents •An ability to see broader situations in context with specific design and construction issues, with a mindset of finding “win-win” scenarios for most business situations •The ability to pivot and adapt to ever changing business situations and needs •An understanding of project risk factors, including working knowledge of construction insurance, indemnity, and asset finance is a strong plus
