Our Investment Office – Real Assets Unit (RAU) / New Investments is currently seeking an Investment Officer III (IO III) to perform advanced and complex underwriting work and provide RAU management with recommendations supported by research and analysis consistent with the strategic and tactical goals/objectives of the RAU and drive our CalPERS mission.
Duties include but are not limited to: • Perform investment activities including financial analyses, market research, due diligence, financial modeling, documentation negotiation for real estate, infrastructure and forestland investments (including separate accounts, direct investments, and co-investments) • Assist senior executives in strategic segment planning and portfolio construction efforts by performing in-depth market research and analyses • Prepare and present results of financial analysis to CalPERS’ investment committees and senior executives • Assist with manager due diligence and selection, as well as review and negotiation of contractual arrangements including consortium and joint venture arrangements • Assist the Portfolio Management Group in optimizing the existing portfolio performance • Build financial models including discounted cash flow and incentive/fee models for new and existing investment/partnership opportunities

In addition to evaluating each candidate's relative ability, as demonstrated by quality and breadth of experience, the following factors will provide the basis for competitively evaluating each candidate:
• Demonstrated ability to take a lead role and independently complete work assignments • Demonstrated experience with private market valuation methodologies such as DCF, trading and transaction multiples and/or specific valuation metrics relevant to the commercial real estate, infrastructure and forestland sectors • Strong knowledge of financial statement analysis and financial modeling • Good understanding of partnerships contractual arrangements and key governance rights • Familiarity with review/negotiation of partnership agreements and other contractual arrangements between investment managers and institutional investors • Strong analytical skills with keen attention to detail • Strong organizational skills with the ability to manage multiple priorities • Ability to gather and analyze data and present conclusions • Demonstrated experience in developing and delivering presentations to management • Strong experience with Microsoft Excel; familiarity with other Microsoft Office applications (Word, PowerPoint and Outlook)
