Job Summary Reporting to the Senior Director for Facilities Operations, the Director of MEPC Trades is responsible for the management of the mechanical, the electrical, the fire alarm, the plumbing, the controls and the elevator shops. Leads the supervisors and personnel in each of these shops to perform perpetual maintenance, repair and replacement of building systems including electric, gas, water, heating/steam distribution, refrigeration, controls, fire alarm, and elevators. Assures predictable and reliable service is provided to customers throughout the campus. Responds to afterhours emergencies when needed.
Job Duties - Manage line shops of HVAC, Electrical, Plumbing, Controls, and Elevators. Develops the strategic plan for asset management and executes the repair and preventive maintenance program in those five shops - Manage scheduling and prioritization of corrective maintenance and repairs in the five shops - Manage, hire and evaluate staff - Manage budget of assigned shops and project costs of labor and materials - Assist in preparing annual budget for maintenance or replacement of equipment and supplies - Devise and implement procedures to enhance employees' productivity, safety and morale - Assess and implement technical skills training - Assure safety training is provided to assigned personnel - Assure work product of assigned shops meets quality standards - Engage and sustain the facilities asset management program by implementing best practices for maintenance, operations and repair - Provide assistance in the development the facilities operating plan, including the preventative maintenance program, the deferred maintenance program, and recapitalization planning - Collaborate with other line managers to develop maintenance, operations and repair (MRO) resource-optimization strategies
- Develops decision support tools and conducts business analysis - Develop appropriate performance indicators and tracks metrics for Facilities Operations shops & trades, central utility services, custodial services and landscape maintenance. Employs metrics as decision support tools to make improvements in service level and effectiveness - Respond to emergencies to minimize inconvenience to campus community and works under adverse conditions when needed - Improve utilization and application of current technologies for maintenance management - Coordinate and support Facilities Design & Construction to facilitate the construction of new facilities and renovations
- Manages the interface between Facilities Design & Construction and Facilities Operations to develop and sustain project hand-off procedures - Oversee contractor effort to assure Caltech guidelines are met - Support and sustain project commissioning guidelines and project hand-off procedures - Support the campus energy management program, including coordination with Caltech Energy Conservation Investment Program, the campus building retro-commissioning program, and other energy-related services - Drives continuous improvement in customer service, employee productivity, facilities reliability, and cost savings. Recommends best practices - Perform other related duties as assigned
Basic Qualifications - Bachelor's degree in engineering or business administration
- Working knowledge of NFPA codes, Cal OSHA and Building Codes - 8 - 10 years of directly related supervisory level work experience, including five or more years of operational experience with computerized maintenance management systems (CMMS) - High school graduate or equivalent, required - Experience working with building mechanical, electrical and controls systems - Demonstrated leadership/management skills and the ability to provide direction and guidance to a broad and diverse population of trade technicians - Excellent verbal and written communications skills with the ability to articulate technical objectives and processes effectively to varied audiences - Ability to mentor and develop personnel to promote technical competency and professional growth
Preferred Qualifications - Facilities management and MRO experience in higher-ed , K-12 or health care - Professional certifications related to facilities or energy management - Bachelor's Degree in an appropriate construction- or maintenance-related technical or engineering field from an accredited college or university - Experience with apprentice programs and mentoring - Experience with a mobile maintenance solution for technicians - Experience with building commissioning
