Los Angeles based owner/developer hiring motivated, ambitious, reliable assistant/junior property manager willing to learn property management for various commercial properties throughout Los Angeles area.
Strong communication and problem solving skills
Proficiency in Microsoft Word, Excel, and other operating systems
California Driver’s License and car
Manage small portfolio of properties throughout the Los Angeles Area
Inspections to be completed regularly, including photos, and submitted on approved format
Maintain safety, integrity and aesthetic appearance of properties, note deficiencies, suggest solutions
Assist in preparation and completion of budgets and monthly variance reports
Negotiate service agreements, select contractors and suppliers, provide quality-control oversight, implement cost-containment initiatives, measure compliance to contractual standards and provide liaison as needed between tenants and third-party service providers.
Follow direction and take initiative on assignments and effectively solve emergency situations
Build and maintain strong tenant and vendor relations and act as agent of Excel Property Management
Read, understand and follow all aspects of contracts including leases, CC&R’s, contracts, and any other documentation required
Work with Leasing, Accounting Construction and Development Departments to insure proper operation of all properties.
Knowledge of real estate principles including management and leasing; office and commercial retail property management experience preferred.
Strong leadership, management ability and problem solving skills
Ability to organize and manage multiple tasks while working in a fast paced environment.
Dedication to meeting customer’s expectations and acts with customer in mind.
Ability to interact with tenants, vendors, patrons and Municipal Officials
MRI experience preferred
