DEPARTMENT OVERVIEW
Work Management is a group of Project Managers focused on building systems renewal and replacement through Deferred Maintenance projects. Work Management is a functional unit that is part of Physical Planning Development and Operations (PPDO). Work Management supports the UC Santa Cruz academic and research vision by providing project management and oversight for planning, design, and construction of multiple projects. The department also contributes services to the Colleges Housing and Education Services (CHES) Division by performing Major Maintenance projects. Projects completed by the department are varied in professional discipline and budget value. We collaborate with other campus departments and stakeholders to facilitate their programmatic and operational needs when renewing or altering facilities.
JOB SUMMARY
Construction Project Manager utilizes experience in Mechanical, Electrical, and Plumbing (MEP) systems design and construction, with an emphasis on energy efficiency projects. Responsible for coordinating all phases of construction projects and facilities modifications, from establishment of design concepts through construction administration. The MEP Project Manager coordinates specialized and critical components of projects, including inspections, testing, commissioning, and project closeout. Acts independently, receiving guidance in each crucial phase of the project. Demonstrates sound judgment in selecting methods and techniques for obtaining solutions.

JOB DUTIES
45% - Bids or negotiates construction contracts, reviews and manages construction activities, including contractor's schedule, RFIs, Submittals, Change Order Requests, Punchlists, and Commissioning. Acts as liaison among project participants to resolve problems or conflicts.
15% - Hires architectural / engineering firms to develop project requirement definitions, design criteria, preparing layouts, and detail drawings. Manages the services of the architects and engineers and associated design development and campus plan reviews.
10% - Ensures each project is properly closed out, commissioned, and Operations & Maintenance Manuals and record drawings are turned over.
5% - Meets with clients to help define project scope and program; manages the project program.
5% - Formally establishes the project plan, including working with other units, departments, and the Office of the President (i.e., SMCP, Budget Office, and other Capital Project Units) to facilitate this effort and ensure funding transfers.
5% - Reviews cost estimates, establishes project schedule and budget. Conducts schedule and budget reviews with clients and campus stakeholders.
5% - Ensures plans and specifications conform to the program and campus standards.
5% - Creates a project schedule and budget in project management software, including systematic reporting and updating of project status as required by Capital Projects and Space Management, including budget and schedule.
5% - Performs organizational, departmental, and administrative activities not directly relating to projects, including serving on committees representing department or unit.
QUALIFICATIONS
Required Qualifications
- Bachelor's degree in related area and/or equivalent experience/training.
- Thorough working knowledge of building and construction practices, design, construction contract administration and California Building Codes, including a full understanding of industry standards.
- Ability to administer a construction contract through all phases of construction including contract document assembly, budgetary estimating, obtaining approvals, bidding, addendums, contract award, submittals, scheduling, progress/status meetings, contract compliance, change order negotiations, commissioning, punchlist, contract closeout, and enforcement of warranty period.
- Comprehensive project management skills, including skills to manage complex projects. Minimum six years progressively responsible experience in construction project management.
- Demonstrated technical familiarity with at least five MEP systems (HVAC, Process/Hydronic Piping, BMS, Plumbing, Fire Protection, Fire Alarm, Electrical, Lighting, Elevators, Life Safety, and Underground Utilities).
- Proven skills in problem recognition / avoidance / resolution.
- Organizational and analytical skills, including the ability to provide quality control. Detail-oriented to accurately proof contracts, plans, specifications, and other documents.
- Comprehensive written, verbal and interpersonal communications skills including a high level of political acumen.
- Proven ability to manage contractors and consultants, while maintaining compliance with the agreed-upon scope of work and budget.Knowledge of and ability to use computer software including Windows, MS Excel, MS Word, Adobe Acrobat, Bluebeam, and AutoCAD.
- Knowledge of and ability to use project scheduling programs (MS Project, Primavera or equivalent) and database software (FAMIS, Tririga, Filemaker or equivalent).
Preferred Qualifications
- California Professional Engineer License
- Project Management Professional (PMP)
- LEED AP or Green Associate
- Knowledge of the University, including its infrastructure and short and long-range strategic building plans.
- Experience with energy efficiency projects, including feasibility studies, energy savings calculations and project payback periods.
