Summary of Position
Pine Tree is searching for a talented, ambitious, self-directed candidate with strong customer service and problem-solving skills for the role of Senior Property Manager. Successful candidates will be motivated and excited to work at a fast-growing company with room for growth. The ideal candidate will join the Property Management team and make an immediate impact by delivering the best management, maintenance, and supervision of day-to-day operations to its shareholders. Role will also include some supervision of other property managers on the west coast and strategizing with senior staff to ensure the west coast office continues it's high level of performance while expanding it footprint.
Responsibilities
- Deliver superior customer service to tenants, vendors, and various internal departments via timely and concise communication.
- Responsible for all operational aspects of a property, including maintenance, tenant relations, review of billing and collection of rents, vendor relations and contract negotiation, code compliance, and the annual budgeting process.
- Function as the primary resource for all property level activity, working closely with Pine Tree's Asset Management, Leasing, and Legal departments to ensure transparent communication is being delivered to institutional capital partners as well as third party leasing and investment sales brokers.
- Ensure Pine Tree policies and procedures as well as the obligations outlined in the Property Management Agreement are adhered to.
- Conduct periodic site visits/inspections to include tenant leases which may include tenant interviews and meetings with vendors.
- Fully understand and interpret retail tenant leases which may include complex reimbursement methodologies and encumbrance language.
- Review year-end expense reconciliations in conjunction with Pine Tree's accounting department.
- Prepare monthly income statement variance reports and monthly summaries of property operations.
- Work closely with other property managers on the west coast to ensure the above are being handled at all locations on the west coast.
- Work with the manager and department head to strategically grow the property management group on the west coast.
Desired Skillsets & Qualifications
- 5+ years of experience managing retails commercial real estate is required; specific experience with necessity-based retail strip centers and power centers is a plus.
- Bachelor's Degree, preferably in real estate or business.
- Ability to work in a fast-paced environment, handle multiple tasks, and have the desire to work collaboratively as part of a team.
- Ability to effectively prioritize tasks and move seamlessly between projects as situations arise while being able to effectively be communicating outcomes and providing recommendations.
- Willingness to travel to conduct property inspections which potentially could include some overnight travel (~15%).
- Working knowledge of retail leases and reimbursements as well as experience reviewing year-end reconciliations.
- Excellent written and oral communication skills.
- Strong Microsoft Office (Word, Excel, and Outlook) proficiency required.
- Experience with Yardi Voyager software or similar accounting software.
