This position REQUIRES Commercial Management Operations Experience.
SUMMARY: The Director of Property Management will oversee extensive and varied commercial property operations, contractors, vendors, employees and tenants. The position will carry out their responsibilities in a manner that is consistent with ownership’s vision for the portfolio.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
· Oversee the strategic operations of the portfolio of retail commercial properties.
· Oversee CAPEX projects from start to finish.
· Maintain department budgets.
· Document and oversee RFPs.
· Provide proactive tenant relations, tenant communications and assistance in tenant negotiations.
· Manage property contracted services, negotiating and preparing contracts and managing vendors.
· Develop and draft property service agreements and property capital projects.
· Prepare monthly property management reports.
· Code, process and approve property invoices in a timely manner.
· Obtain and tract vendor and tenant insurance certificates and W9 forms, including contracting agents and preparing letters to vendors.
· This position will experience interruptions, need for frequent shifting priorities and deadlines.
· Occasionally required to work evening and weekends, attend property events and /or marketing programs.
QUALIFICATIONS, SKILLS & ABILITIES:
- Strong knowledge of commercial retail property management and tenant/landlord practices, laws, rules and regulations.
- Strong knowledge reading variance reports, budget, general ledgers, etc.
- Work with city and county permits, codes and trash/recycling.
- Good command of commercial management and leasing practices.
- Excellent communication, verbal, written, and organizational skills.
- Must have the ability to deal effectively and interact well with staff, vendors and tenants.
EXPERIENCE & EDUCATION:
- Bachelor’s degree in business, real estate development or related field preferred with sufficient experience to provide strong leadership in property management practices and techniques.
- A minimum of 3-5 years equivalent level experience covering onsite experience as a property manager of commercial real estate.
- Knowledge and understanding of construction and tenant improvement process including bidding, budgeting and implementation and the ability to analyze bids.
- Working knowledge of various building systems including electrical/mechanical, fire/life safety, HVAC, roofing, and parking lot.
- Ability to demonstrate effective preventative maintenance program development.
- ADA knowledge and compliance.
