PURPOSE:
Under the general supervision of the Associate Director of Facilities Maintenance & Operations and the lead direction of either a Lead or a Facilities Project Supervisor, the Facilities Maintenance Mechanic is a skilled generalist performing at a journey-level in one trade with strong skills in other trades. The Facilities Maintenance Mechanic will be responsible for performing a variety of skilled preventive and general maintenance, repair, construction, and renovation work on campus buildings and equipment. Position makes decisions based upon sound operating and maintenance practices.
ESSENTIAL DUTIES AND RESPONSIBILITIES include, but are not limited to, the following:
- Responsible for independently performing a variety of skilled preventive and general maintenance, repair, installation, construction, and renovation work on campus buildings, systems, and equipment. Operates, tests, installs, repairs, and performs corrective and preventive maintenance on buildings, mechanical facilities equipment and systems including HVAC and plumbing systems. Performs electrical maintenance and repair work including work on low voltage control systems. Safely analyzes and responds to emergency situations.
- Responds to routine maintenance and service requests as dispatched by work control and Supervisor. Maintains a safe and clean work environment, to include assigned tools, equipment, and vehicle in good working order, and enters equipment and service information into computer maintenance management system. Provides instruction and direction to unskilled and semi-skilled assistants; performs all work in accordance with established safety procedures. May monitor contractor performance and work progress.
- Uses computerized maintenance systems, including preventive maintenance systems to ensure maintenance department objectives are met.; maintains records and retrieves data related to work performed on various buildings, equipment and service information using manual and/or computerized record-keeping systems; keeps detailed records of work finished; estimate cost, time and materials for locksmith projects; participate in the maintenance and operations of a locksmith shop; maintain records and retrieve data related to work performed using manual and/or computerized record-keeping systems
- Performs a wide range of facilities renovation, maintenance, and repair work; estimates costs of materials and labor; determines the priority for requisitioning parts, materials, equipment, tools, and supplies. Reads, interprets and works from drawings and specifications.
Other Functions:
- Perform other job-related duties and special projects as assigned
- Consult with and provides support to, and engages in cross training with other Skilled Craft workers.
- Operates and maintains computer-based maintenance management systems (e.g., TMA)
- As assigned on a de minimis basis, safely and effectively monitors, operates, maintains, and adjusts all pool mechanical systems including recirculation pump, filters and backwash, boilers, and associated controls to achieve proper pool operations. May require obtaining and maintaining a CPO (Certified Pool Operator Certification) or an AFO (Aquatic Facility Operator Certification)
KNOWLEDGE, SKILLS AND ABILITIES:
Knowledge: Work requires thorough knowledge of the methods, materials, equipment and tools used in one skilled trade area; working knowledge of materials, methods, equipment and tools in related trade areas pertaining to facilities, systems, construction and renovation; thorough knowledge of generally accepted trade practices in trade specialty; working knowledge of computerized maintenance and building automation systems; working knowledge of applicable building and safety codes and regulations related to facilities, systems and renovations.
Abilities: Must be able to demonstrate journey-level skill in one trade and strong skills in other applicable trades; operate construction and related equipment; use considerable judgment and discretion in performing duties; read, interpret and work from blueprints, plans, drawings, and specifications; make rough sketches; estimate cost, time and materials of maintenance, repair and renovation work; maintain records and retrieve data related to work performed using manual and/or computerized record-keeping systems; prepare standard reports; provide instruction to unskilled and semi-skilled assistants; analyze and respond to emergency situations; read and write at a level appropriate to the position; and perform arithmetic calculations as required by the position.
MINIMUM QUALIFICATIONS:
Four years of increasingly responsible experience leading to journey-level skills in a mechanical or facilities/building trade, or any equivalent combination of training and experience as a facilities and systems mechanic which demonstrates the achievement of journey-level skills equivalent to that acquired through completion of an applicable apprenticeship program.
PREFERRED QUALIFICATIONS:
Five or more years of experience as a journey-level skills in a mechanical or facilities/building trades. Familiarity with desktop computers and word processing software such as Microsoft Word and Excel. Working knowledge of computerized maintenance and building automation systems; and working knowledge of applicable building and safety codes and regulations related to facilities, systems and renovations. Ability to prioritize assigned tasks; follow procedural oral and written directions; communicate effectively, both written and orally, with faculty, staff, students, consultants and contractors; and establish and maintain cooperative working relationships within a diverse, multi-cultural environment.

PHYSICAL ENVIRONMENT:
Required to work indoors and outdoors in University buildings and grounds year-round, including inclement weather. Includes working in the presence of loud noise, vibration, dark and/or confined spaces, moving mechanical parts, automobile exhaust, dust, chemical and paint fumes. Work may involve exposure to hazardous materials, and risk of being exposed to fire and electrical shock.
Office environment with standard equipment and tasks. The position requires working at a computer and desk for extended periods of time. May require travel between campus offices and off-campus locations.

PHYSICAL REQUIREMENTS:
Position required full range of motion and a variety of movements necessary to perform strenuous manual labor, including but not limited to lifting and moving moderate sized equipment up to 10 to 50 pounds (moving up to 100 pounds is required rarely). Position requires bending, climbing, reaching, moving heavy objects and equipment, and applying force. Requires use of a video display terminal. Requires travel between campus offices and to off-campus locations.
