SUPERVISOR OF PLANT OPERATIONS
FACILITIES & MAINTENANCE DEPARTMENT – PLANT OPERATIONS
Position Summary:
The Supervisor of Plant Operations is a working Supervisor, who assists the Senior Director for Plant Operations and Projects, and Manager of Plant Operations in managing all aspects of routine and preventive maintenance of equipment and systems throughout the campus, with a strong focus on customer service and technical expertise in the areas of mechanical, electrical and plumbing among other trades. The Supervisor, working independently, assists in responses to work requests and reports from College constituents (students, faculty, and staff) regarding repairs or other work needed in classrooms, labs, offices, dormitories, etc.; making repairs as appropriate to HVAC, plumbing fixtures, equipment, electrical devices and appliances; arranges for repairs requiring special or more skilled attention, and provides tracking and follow-up for such repairs. The Supervisor will work closely with the Lead Technician and partner with the Lead to direct HMC maintenance staff technicians, Physical Plant staff, outside contractors and temporary/on-call maintenance support staff in performance of daily periodic, annual and special maintenance assignments. While performing duties on campus, the Supervisor is expected to take note of and recommend relatively quick and cost-effective aesthetic improvements that could be made to various facilities, as appropriate; and ensure compliance with all institutional policies, government regulations and safety guidelines. The Supervisor also provides assistance and support on RRR projects and small projects and renovations working with the Manager of Special Projects. Additionally, the Supervisor may assist the Senior Director of Plant Operations and Projects in preparing meeting materials to present to the Physical Plant and Campus Planning Committee (PPCPC). The Supervisor will be responsible for issuing campus wide notifications to the community as needed and lead the coordination of planned and unplanned utility (electricity, gas, water) outage efforts in support of the entire campus community.

Duties and Responsibilities:
Maintenance Responsibilities
- Conduct surveys of facilities to develop daily, rotating, periodic and annual maintenance schedules for maintenance technicians. Identify all services to be provided, and time and frequency allocation and work to implement these in the CMMS work order management system.
- Collaborate and work with the Manager of Plant Operations and Projects to implement and make additions to the Computer Maintenance Management system by creating PM schedules.
- Conduct scheduled preventative maintenance inspections and repairs on HVAC and refrigeration equipment, including but not limited to air handlers, water source heat pumps, chillers, cooling towers, A/C package units, variable air volume boxes, commercial refrigerators, etc.
- Conduct minor repairs and maintenance on electrical systems including changing out breakers, performing maintenance on VFDs (Variable Frequency Drives) and emergency lighting systems.
- Review assigned work orders and estimates time and materials needed to complete repairs. Orders necessary materials and supplies to complete all tasks and utilizes CMMS (Computerized Maintenance Management System) to manage work orders and track work order completion.
- Assist in inspecting buildings, facilities and equipment to ascertain required repairs and make recommendations to Senior Director for Plant Operations and Projects.
- Assist as required and cooperate with all trades personnel, building attendants, grounds and maintenance staff in the performance of day to day duties and responsibilities.
- Ensure work is performed according to manufacturer's specifications, departmental guidelines, trade practices, blueprints, shop drawings and schematics.
- Assist in addressing concerns of students, faculty, staff and visitors regarding maintenance services.
- Coordinate work with outside vendors or contractors. Assist in scheduling and coordinating access to facilities. Assist in coordinating major repairs, painting, and setting up of facilities within scheduled periods.
- Research new and improved maintenance methods and procedures. Prepare proposals for change and implement those approved.
- Participate in utility conservation efforts. Make recommendations for improvement.
Supervisor Responsibilities
- Assist sending out timely notifications to the campus community as it pertains to maintenance related work including but not limited to Central Plant outages/ maintenance, planned and unplanned utility (electricity, water and gas) outages, significant water intrusion events and any other campus emergency related to facilities and maintenance.
- Understand all campus building utility infrastructure and lead all coordination and communication efforts during planned and unplanned utility outages (electricity, water, gas) that may affect the faculty, staff and academic programming.
- Communicate and provide timely updates to the Business Affairs Office as needed or requested.
- Lead, plan and coordinate with Central Facilities Services in the coordination of planned and unplanned power outages and substation maintenance and respond accordingly to campus emergencies.
- Assist the Senior Director of Plant Operations and Projects in preparing materials for the PPCPC and make appropriate recommendations.
- Assist in formalizing plant operations procedures.
- Develop and maintain all utilities Emergency Shut off Maps across the campus.
- Interact with campus constituents as necessary to complete work orders in a professional, cost efficient, and expeditious manner.
- Ensure the coordination, distribution, follow-up and completion of work orders.
- Working in collaboration with the Manager of Plant operation and Lead Technician, refer/assign work orders to other Facilities and Maintenance personnel as appropriate.
- Ensure sending out Campus Notifications via Work Order as needed and per HMC’s policies.
- Establish and maintain a positive and cooperative working relationship with members of the department and campus community.
- Maintain proficiency by continually updating knowledge through appropriate courses, seminars, publications and contacts with others in various trades.
- Serve as a role model to the maintenance team and other staff members.
- Assist in overseeing projects supported by the Office of Facilities and Maintenance including small renovations, Renewal, Replacement Reserve Fund Projects.
Safety and Work Habits
- Maintain an acceptable attendance record, punctuality and meeting deadlines.
- Ensure maintenance team members comply with safety rules and regulations, proper use of personal safety equipment, operation of power tools and cleaning/chemical compounds.
- Maintain a functional awareness of the typical hazards of the work place as well as the special hazards that may be encountered at HMC such as biohazards, radiation, chemicals, etc.
- Follow established procedures for dealing with potential hazards.
- Promptly report accidents on the job, assist in preparation and submission of accident reports for the Maintenance Department.
- Other related duties as assigned.

Required Knowledge, Skills and Abilities:

- Must have technical knowledge of mechanical, electrical and other building trades and the ability to properly assess the quality of work being performed in these trades.

Qualifications:
Education: Bachelor’s degree in engineering, construction management preferred, or an equivalent combination of pertinent education and experience.
Experience: Minimum of seven years’ experience in a position of similar responsibility.
Licenses/Certifications:
- Valid driver’s license and a driving record acceptable to the College’s automobile insurance carrier
- Licenses: EPA Universal Refrigerants
Physical Requirements:
- Ability to safely lift 50 pounds, unassisted to waist level.
- Ability to stand, walk, bend, climb, push, pull, stoop, twist, grasp hand tools, climb ladders up to 20 feet with assistance and ten feet unassisted; ability to work on feet for prolonged periods of time.
- Ability to move through limited access spaces.
- Must be able to satisfactorily complete a post-offer physical exam.

Hours:
Regular business hours are 8:00 a.m. to 5:00 p.m.; hours may vary due to the needs of the department and/or College; may include occasional weekends and assignment to a day shift, swing shift or graveyard shift and may be changed at any time. This position is in rotation for unrestricted on-call.
Classification:
This is an exempt, full-time, benefits-eligible position. The anticipated starting salary will be $80,000 per year.
