USC Viterbi School of Engineering (Viterbi) seeks to recruit a Building Manager to oversee the new Dr. Allen and Charlotte Ginsburg Human-Centered Computation Hall (Ginsburg Hall (GCS)). Opening in 2024, Ginsburg Hall â the first LEED Platinum-certified building at USC â will integrate all Viterbi computer science programs into a transformative seven-story, 116,000-square-foot structure.
The Building Manager is responsible for managing all GCS operations. in conformance with Viterbiâs Master Space Plan. The Manager will oversee renovations and relocations, building and lab security/access, building research-related infrastructure, shipping & and receiving, telecommunications, audio/visual support in meeting and conference spaces, and tracking space assignments. The Building Manager will also be responsible for managing the GCS operating budget.
The Building Manager reports to the Senior Director, Facilities Management & Operations, at the Viterbi School.
Primary Responsibilities Include:
Strategic Building Operations and Facilities Management
Serve as a liaison to building faculty and researchers to understand their needs and coordinate building-related matters including use of shared areas. Work closely with the Viterbi Deanâs Office, as needed, regarding space assignments and changes.Â
Under the supervision of the Sr. Director, Facilities Management & Operations, manage GCS renovation projects from start to finish within defined budget and schedule. Coordinate with University Departments and Viterbi School Facilities and/or outside contractors and vendors for facilities operations, maintenance, construction, and renovation projects.Â
Oversee the GCS building operations budget. Monitor and analyze facilities expenses. Reconcile facilities expenses to University financial records and initiate correcting entries. Assist with developing facilities cost projections, as required.
Maintain knowledge of, and, in partnership with Facilities Planning and Management (FPM), coordinate general oversight of building-wide research-related systems and services. These include but are not limited to shared equipment such as audio/video systems, maintaining furniture and equipment warranties and maintenance agreements, and arranging for servicing/maintenance as needed.Â
Work with Viterbi School Facilities teams to manage and coordinate the relocation of faculty and staff to GCS.Â
Space Management, Access, and Coordination
Check and revise space floor plans and worksheets for the Viterbi Schoolâs space inventory system as required. Contact the Universityâs Space Management Department to update and resolve space allocation issues. Assist in maintaining analysis of space and equipment requirements and usage allocation.Â
Manage reservation system of building meeting spaces for GCS occupants. Manage reservation system for the buildingâs auditorium, with priority given to GCS occupants and Viterbi School departments. Â
Maintain, manage, and update building electronic access control with the Universityâs USCard Services Department and the Department of Public Safety. Work with researchers to ensure access to research spaces is limited to lab members and others who should have access. Maintain a database by research group to track activity and access.Â
Manage physical key distribution and maintain a database to track key assignments and inventory. Maintain and manage the PhD student storage lockers database and update and provide access as required. Validate that all lockers are working.
Work with and confirm agreements with any Viterbi group or outside users using GCS public spaces, (e.g. Auditorium, Amphitheatre, Outdoor patios, Lobbies, and Pre-function areas.)Â Coordinate with Viterbi Event Planner all events in the building.
Safety, Maintenance, and Compliance
Conduct routine maintenance inspections of GCS for deficiencies, safety hazards, and/or code violations, such as field inspection of lighting, temperatures, signage, and housekeeping. Work with FPM to facilitate repairs.Â
Work closely with university FPM, Fire & Life Safety, and Environmental Health & Safety (EH&S), to manage building systems and alarms. Coordinate maintenance, shutdowns, alarm notifications, etc., with building occupants.
Conduct routine safety inspections throughout the building to ensure all activities, furniture, equipment, and infrastructure comply with EH&S standards and regulations. Document results and recommend corrective action as needed. Follow-up until deficiencies are corrected.Â
Maintain, regularly update, and test a Business Continuity Plan to prepare building facilities for disasters and to facilitate recovery afterward. Coordinate the plan with Viterbi School Facilities teams as needed.
Day-to-Day Operations Management
Check and maintain the GCS public spaces (with student workers) throughout each day, checking for litter and repositioning furniture that has been moved or re-positioned. Monitor and maintain furniture for cleaning and spot removal.
Reset Large Conference room (with student workers) after all meetings if the room was reconfigured for differing meeting styles e.g., Seminar, Conference, Classroom.
Reset Computer Use Room (with student workers) daily, to maintain furniture placement, clean whiteboards, clean work surfaces
Submit Customer Services Requests to the Universityâs Information Technology Services Department (ITS) and provide required data for new data ports and activations for faculty, staff, and students as needed, and follow up with ITS requests.Â
Oversee usage of GCS Showers and Bike Storage. Maintain approved access lists and control daily use.
Coordinate all furniture damage and repairs with Viterbi Space Planning and Design for warranty work and repairs/replacement.
Inspect all green âLiving Wallsâ for leaking and any damage. Report to Facilities Planning & Management (FPM) any issues found.
Check and oversee all green, and plant installations ensuring that plants are watered and maintained by outside vendors.
Maintain and keep orderly and clean, all building storage rooms.
Coordinate and set up (with student workers) the Auditorium stage with proper furniture to be used for specific events, e.g., single presentation, panel discussion, informal interview or discussion, etc.)
Check and review working condition of the private and multi-person phone booths equipment.
Provide access to the Auditorium Green Room if requested for a specific event.
Manage building deliveries to the building through receiving dock, including IT shipments.
Student Worker Supervision and Training
Recruit, hire, and train Student Workers to assist with building operations.
Coordinate and supervise work assignments of student workers as assigned and oversee work quality.
Schedule and prioritize the workload of student workers. Approve and oversee the timekeeping of student workers.Â

Additional Information
This is an onsite position at USCâs University Park Campus located in Los Angeles, California. This position is not eligible for remote work.
The Building Manager is classified as an essential emergency response/recovery role. In the event of an emergency, the employee holding this position is required to âreport to dutyâ in accordance with the universityâs Emergency Operations Plan and the Viterbi Schoolâs Business Continuity Plan. Familiarity with those plans and regular training to implement those plans is required. During or immediately following an emergency, the employee will be notified to assist in the emergency response efforts and mobilize other staff members if needed.
The annual base salary range for this position is $105,844.39 - $120,939.19. When extending an offer of employment, the University of Southern California considers factors such as (but not limited to) the scope of responsibilities of the position, the candidateâs work experience, education/training, key skills, internal peer equity, federal, state, and local laws, contractual stipulations, grant funding, as well as external market and organizational considerations.
Preferred Qualifications
Bachelorâs degree and 5 yearsâ experience in building and/or lab management.
Strong project management and planning skills.
Excellent written and verbal communication skills.
Proficiency in AutoCAD software, MS Office Suite, and database software.
Experience in managing integrated AV systems and interactive media in a large facility or building, preferably a state-of-the-art one, is prized.
Minimum Qualifications
Bachelor's degree and 2 years experience in business administration along with work experience in facilities management
