The Bond Construction Manager reports to the Director, Facilities and Construction or designee. The Bond Construction Manager is responsible for managing assigned construction projects related to the facilities master plan. Performs related duties as assigned.
Essential Functions:
Depending on the assignment, duties may include but are not limited to the following:
Represent the district at construction meetings. Inspect and review projects to monitor compliance with building and safety codes, and other regulations. Oversee contracted construction workers. Take actions to deal with the results of delays, bad weather, or emergencies at construction site. Plan, organize, and direct activities concerned with the construction and maintenance of structures, facilities, and systems.
Investigate damage, accidents, or delays at construction sites, to ensure that proper procedures are being carried out. Evaluate construction methods and determine cost-effectiveness of plans. Work with program manager to monitor implementation and resolve any issues that may impede timely completion with the overall schedule and intermediate completion milestones. Work to resolve all design quality issues between the architect and the general contractor. Manage the change order process; prepare change orders for Board approval. Coordinate the prompt response to request for information, construction change directives, etc. Review and negotiate all cost proposals and requests for time extensions. Coordinate the removal and remediation of all hazardous materials. Manage the project inspection process with the inspector and division of state architect including all
closeout documentation. Responsible for managing the district's outside vendors.
Responsible for daily record keeping and semi-monthly project reporting to the district's
director, facilities. Responsible for all communication and coordination with the school principal and staff along with school neighbors. Manage the project closeout process including turnover of all warranty, operations and maintenance, and as-built documents.
Coordinate training for the proper maintenance and upkeep of new buildings.
Successful Experience in: Current construction industry standards and practices. Public school district construction management
Ability to: Manage multiple high priority projects at the same time. Demonstrate past success in construction management. Demonstrate past success with setting and meeting or exceeding rigorous goals and deadlines. Demonstrate excellent critical thinking, problem solving, and continuous improvement. Work well with a variety of stakeholders. Manage contract employees effectively to outcomes
Experience: Minimum 5-10 years in construction management, public school district experience preferred.
Education: Bachelor's degree in construction science, construction management, architecture, business, engineering or related field.
